As a service to our clients, Clavos Building Company will perform a Site Selection & Analysis prior to purchasing the right property for your home, or prior to selecting the best homesite within your existing property for your new home. This decision is of primary importance, impacting the future design and building budget. Since each site has it’s own character and environment, selecting the right homesite and property requires a solid understanding of your dream, a clear knowledge of the cost of site preparation, and experience with building costs and challenges for the area. Clavos Building Company will perform a Site Selection & Analysis for each of your prospective home sites. We will discuss the aesthetic, functional and budgetary pros and cons of each site, then provide you with a summary report for each.
For each report, Randy will sketch design options using the actual site elevations to illustrate the aesthetic value and detractions of the particular site. Does the site lend itself to the project, adding to the aesthetics of the home, or does it detract and require the home to be redesigned to accommodate the site characteristics? We will assess any functional challenges the site may pose that could require additional work, and estimated expense, during the Construction Phase, such as a hard dig for utilities or additional excavation for a private driveway.

Benefits
- The most attractive view from this homesite is towards the northern boundary.
- A multi-level design solution seems to be the most appropriate with design concerns relating to everyday entry and guest entry.

Concerns
- Poses some limitations to the design solutions for a home, namely, the protected areas (no build), the steepness of the lot, and the orientation of the buildable areas in relation to the street access.
- The street access begins to order the design as public vs. private or large excavations to stack spaces.
- A difficulty of guest arrival is presented from the elevation of street to an elevation appropriate for views.
- The potential of homes on adjacent lots may impact views and privacy concerns.
- Exterior living spaces could be a challenge to integrate with nature.
- The lot poses challenges from excavation and access during construction. Costs of earthwork/foundation systems would be much greater compared to one with less slope.

- Offers design flexibility and one protected boulder outcropping to screen views and offer interesting close up views.
- Adjacent lot could be manipulated concerning views by using the boulder outcropping and some screen views.
- Possible (2) sides of exterior living.

- Conceptually the home could turn inward with selected viewsheds identified and exploited.

- Mountain views will most likely be limited to the east – mid-range views to the north could be achieved.
- The lot offers single level living.
